Terms and Conditions of Engagement for SSA Realties Limited Land Clients
1. SSA Realties Limited reserves the right to revoke plot(s) allocated or plot promised based on
• Allocation by default or fraud.
• Default in payment for two (2) consecutive times or more.
• Violation of estate covenant
2. Any client who has made full payment shall not be entitled to withdrawal but can transfer the plot to another party with the consent of SSA Realties Limited.
3. Client who is yet to complete his payment for land may apply for withdrawal from SSA Realties Limited scheme but the board reserves the right to approve or not approve.
4. In case of the approval of withdrawal in relation to clause 3 above, the client will be paid in the manner in which he made his/her installment payment, starting from three (3) months from when the board of Directors give the refund approval.
5. Approved refund in case of withdrawal as in clause 4 above will attract 20% administration charge deduction on full payment made.
6. Revocation of plot(s) under any of the clause 1 above will attract 15% administration charge deduction on full payment made.
7. Allocation of plots for all clients who subscribed to land purchase will solely be determined by SSA Realties Limited except for the clients who pre-chose their desired plots at the point of purchase.
8. Any client whose chose his desired plot at the point of purchase will lose this privilege if he/she defaults in agreed payment term twice.
9. All one off outright payment attracts 5% rebate on the current sales price of any of our product.
10. No allocation will be made without the payment of Survey fee and Legal fee for all the subscribers to land in SSA Realties Limited schemes.
11. Allocation for payment for land in SSA Realties scheme commence six (6) months after the payment all necessary payments have been completed and confirmed.
12. Change of ownership or transfer of property shall attract an administrative charge of 10% as well as survey fee which the new owner shall be required to pay.
13. The title to be issued to client after the payment for land and other payments is Deed of Sublease which takes it root from SSA Realties Limited Global Certificates of Occupancy.
14. For the commencement of construction work on any serviced plot, owners are expected to pay 20% of the current land value as development levy.
15. For clients buying buildings from SSA Realties Limited, all specifications will be as signed off at the point of payment.
16. Withdrawing client will receive refund in the same way payments were made on installment.
17. All complaint by client is to be addressed to Admin Manager and all other issues relating to same.
18. Client should inform SSA Realties Limited of their intension to sell or transfer their property to another party in writing before such transaction is consummated. |
